  • We view the design process as a journey we take together. To navigate it well, we start by building a relationship and understanding your unique vision. Together, we will open the door to new ideas—critiquing, combining, and polishing them until the right solution emerges.

    Step 1: The Introduction We meet to get to know one another, discuss your goals, and set the stage for the project.

    Step 2: The Proposal We walk through the project roadmap—including the design brief, budget, timeline, and fees—and make it official with a contract.

    Step 3: Meeting We will review your preliminary program, design objectives, schedules, budget, fee and the scope of our services.

    Step 4: Contract Sign-Off

  • In this phase, we take our initial ideas and ground them in the reality of the project site. We use sketches and diagrams to study how your goals fit with the property’s specific constraints and opportunities. By the end of this phase, we will have a clear, shared understanding of the design direction.

    1. Site Documentation We collect the necessary technical data, such as surveys, inspections, and permit history (provided by you, if required).

    2. Analysis Meeting We meet to review the site diagrams and findings. If the site analysis impacts the original plan, we will refine the program and scope together.

    3. Phase Sign-off Formal approval of the analysis to move forward.

  • In this phase, we translate the concepts from Phase 1 into tangible design options. We use this time to explore creative solutions and test different approaches, allowing us to make confident decisions together. We refine these options through open discussion, focusing on the big picture rather than finalizing every small detail, as the design will continue to mature in later phases.

    1. Initial Design Review We present the first round of Schematic Design versions. Each version explores a unique set of ideas, and we often mix and match elements from different schemes to find the best path forward.

    2. Refinement & Selection We review the refined options and select a single design direction to explore further. At this stage, we also introduce preliminary ideas for the material palette. Note: Depending on the project’s complexity, additional meetings may be needed here.

    3. Phase Sign-off Formal approval of the schematic design direction.

  • In this phase, we evolve the selected concept into a fully realized design. We explore the specific details and materials of individual spaces, adding depth to the initial ideas. This deeper level of study often challenges and refines our early assumptions, ensuring the final result is cohesive and well-considered. Depending on the complexity of your project, this phase is typically broken down into 2–4 meetings.

    1. Define the Material Palette We review a curated selection of physical samples that align with the preliminary concepts. Seeing and touching the materials helps us select the definitive textures and tones for the project.

    2. Develop the Overall Design We review the comprehensive design, covering primary spaces, building systems, and the strategy for fixtures and finishes. This ensures that the aesthetic vision and technical requirements are working in harmony.

    3. Phase Sign-off Formal approval of the developed design and material selections to proceed.

  • Navigating the permitting process can be complex. We use our experience to anticipate challenges and respond strategically to any requirements that arise. Our priority is to secure the necessary approvals efficiently while preserving the integrity of the design.

    1. Prepare & Submit Applications We prepare the building permit application and assist with any additional clearances or approvals needed, collaborating with you to ensure all paperwork is in order.

    2. Coordinate Approvals We handle the communication with the city, responding to plan check comments and revising drawings as needed to clear the path for construction.

  • We pride ourselves on producing construction drawing sets that are exceptionally thorough and coordinated. We believe that clarity in the drawings leads to quality in the build, and our sets are highly regarded by contractors for their precision. To manage the many moving parts of a project, we coordinate all specifications and selections through our central project dashboard. Depending on the complexity of your project, this phase is typically broken down into 2–3 meetings, or more.

    1. Coordinate Finishes & Fixtures Using our project dashboard, we organize and review specific products, finishes, and pricing. This centralized view allows us to compare options easily and ensures that every specification is tracked and ready for procurement.

    2. Review Drawing Set We walk through the comprehensive construction drawing set together. This ensures that every critical detail is captured accurately and is ready for the builder.

    3. Phase Sign-off Formal approval of the documentation to release for construction.

  • We leverage our detailed drawing sets and scope of work to obtain clear, accurate bids from contractors. We then "level" these bids—organizing them side-by-side—so you can compare them fairly. Our goal is to help you select a builder who respects the project’s vision and offers the right balance of cost, schedule, and quality.

    1. Manage Bidding & Selection We lead site walkthroughs and answer contractor questions. Once proposals are submitted, we review and negotiate the details, advising you on the best choice for the build.

    2. Coordinate Procurement We assist with the purchasing of selected finishes, fixtures, and appliances, ensuring that all orders match the specifications and project timeline.

  • With the contractor on board, our focus shifts to execution. We maintain consistent oversight and open communication to ensure the project is built exactly as designed. We manage this entire process through our Project Dashboard, which serves as the central hub for tracking progress, logging updates, and keeping the team aligned.

    1. Construction Oversight We review weekly progress reports and conduct regular site walkthroughs to resolve questions in real-time. We can also review and sign off on contractor payment applications to ensure billing matches the work completed.

    2. Punch List & Close-out As construction concludes, we perform a detailed review of the project to ensure it meets our quality standards and design intent. We identify any final adjustments (the "punch list") for the contractor to address before coordinating the final close-out documents.

  • The completion of construction marks the beginning of the home’s life. We ensure a smooth transition from the job site to your living space, providing you with the resources you need to maintain the design for years to come. Even after the keys are in your hand, we remain a resource as you settle in.

    1. Handover & Owner’s Manual We compile all warranties, equipment manuals, and maintenance guides, coordinating them within your Project Dashboard or a physical binder, so you have a clear, accessible reference for how your new home functions.

    2. Project Photography Once the space is furnished and styled, we coordinate a professional photoshoot to document the finished project. This creates a shared record of the work we accomplished together.

    3. Post-Occupancy Check-in We check in after you’ve had time to live in the space to ensure everything is performing as expected and to answer any questions that arise as you get to know your new home.
